THE LINHAY 80.84 m2 (870.2 sq ft)Two bedroomed bungalow styleTHE BARNS This substantial range of brick barns form a traditional courtyard setting, in an idyllic and peaceful rural location about 0.3 of a mile north east of the sought after village of Silverton off a no-throughroad. Livingshayes is a small scattering of properties (including an old farmhouse) surrounded by glorious Devon countryside. The barns were granted the benefit of full planning permission to convert into 7 residential dwellings with each unit being well-proportioned and cleverly designed. The use of traditional materials will be in mind during the construction with options of oak flooring, vaulted ceilings and modern yet “in-keeping” design ideas. There is a one bed bungalow style home and a two bedroom version, both benefiting from gardens and the option of additional land if required. The main barns are two storeys and have either 2 or 3 bedrooms with unit 4 being the largest with its ground floor roundhouse. Unit 5 will be reversed with an open plan living space on the first floor to enjoy the large openings and the far reaching views. All will have oil fired central heating, double glazing and two allocated parking spaces. An early exchange of contracts MAY allow for some finishing choices to be made but this is dependent on the stage of build. All properties will have a garden and further land is available to most units. Please note that all of the floor areas are generous for 2 or 3 bedroomed homes and viewings are strongly advised. SILVERTON Silverton is a large village and parish, one of the oldest in Devon – dating back to the first years of the Saxon occupation. Its location is ideal for commuting to Exeter (8 miles south) and for speedy access to the M5 at Cullompton 5 miles away. The church, in honour of ‘St Mary’ is a striking building, with a full set of bells, often heard ringing out. The centrepiece of Silverton is a regal, and gnarled oak tree more than 1000 years old. There are two inns, ‘The Lamb’ and ‘the Silverton Inn’ – both do hearty pub lunches, and pull popular pints of ale, cider and beer. The shop is a ‘Spar’ mini-mart/ post office, with an adjoining old-fashioned butcher’s shop – delivering select cuts of meat and homemade pastries. There is also a hairdresser, for those wanting to spruce up their locks. Annually, Silverton hosts a vibrant street market, in deep summer, with a spectacular spread of local produce, arts and crafts and games for the kids – no childhood is complete without tiger face paint! The C of E primary school is a good one too, with the Ofsted report to prove it. 5 minutes drive down the road (past Ellerhayes) is Killerton house and gardens, an 18th Century manor, reminiscent of something from a Brontë novel. Owned by the National Trust - it has been immaculately kept, and inside features elegant displays of period costumes. Furthermore, the surrounding estate, of secret pathways and mottled woodland glades is a magical place to take a stroll.
