Property description

This property is a fascinating and unique barn conversion in Petham, nestling in a wraparound garden. It is just waiting for another family who will be able to appreciate the delights available in this gorgeous Grade II listed property, originally built in the 1800s. Whether you have horse mad youngsters wanting paddocks and stables for their ponies or you have elderly relatives or adult children needing a separate annex, the flexible facilities can provide something for everyone. Walking through the arched front door into the lobby gives you a taste of what you will find when you open the living room door. You will be amazed at the spaciousness of the vast reception room with its beamed and vaulted ceiling, exposed brickwork, arched windows and wrought iron spiral staircase to one double bedroom as well as the amazing open brick fireplace in the centre on the room with its multi fuel burner that allows you views through to the new kitchen/dining room. You will immediately be thinking of hosting festive parties There is also a very large utility room that could be converted to provide both a bathroom and laundry facility.

The extension that houses the new kitchen/dining room is superb. Here you can marvel at the contemporary style coupled to the attractive features and you will be delighted to entertain friends and family round a table that could comfortably seat ten or twelve people. For less formal occasions the island and breakfast bar in the middle of the kitchen is a great place to relax with a cup of coffee and any cook will enjoy the bright contemporary style and the range of modern appliances. Above the dining room extension is another double bedroom while at the other end of the living room is a door to the family bathroom and two double bedrooms including the master with an en suite shower. This area could be used as separate accommodation with a few internal modifications to the property if required. Outside there are different garden areas surrounding the property and gates accessing three paddocks, a stable block, hay barn and a field shelter. There is also existing planning permission for the erection of a double garage in the current parking area.

What the Owner says:

We bought the derelict barn some 20 years ago because we loved the location, the land available and the rural views. We are not far from the Channel Tunnel for access to the Continent the A2 for London, Dover and Canterbury, with its historic buildings, high street stores, bars and restaurants as well as a wide variety of first class educational establishments and a station that can get you to London in under an hour. At the same time the surrounding countryside incorporating the rolling hills of the North Downs and the nearby Forestry Commission land provide beautiful places to walk and ride. There is a very pleasant pub very close by as well as an excellent garden centre and café where you can enjoy a drink and cakes while choosing your plants.
We thoroughly enjoyed the challenge of turning an old barn into a beautiful and unusual home and it will be a wrench to leave it but we feel it is time for us to downsize. It has been a continual enhancement programme over the years with the new kitchen/dining room extension being our latest project. It is lovely to be able to wander out from the kitchen onto the terrace – particularly in the summer when we can enjoy barbecues and look at the view.
