Property description
*** ATTENTION DEVELOPERS *** Plot of land with outline planning permission for the development of 4 detached properties. Set off New Lane, the end products would be an attractive proposition for families. Developer has the flexibility to design their own layout. Convenient for access to Halifax centre and all amenities to be found there.
DESCRIPTIONThe plot is accessed from New Lane and runs adjacent to Holts Terrace, a private road leading to the former Siddal Hall, to which the land is currently connected and parts of which dates back to the 15th century. It comprises a piece of land, with a gentle slope, running from New Lane to just beyond an arched stone entrance to a former surface mine - for more info on this see below.
PLANNING PERMISSIONThe plans and associated reports can be viewed on the Calderdale website using the planning application number 14/00777/OUT.
MINING HISTORYThe property has a stone arched entryway, dating back to the 18th century, into what used to be a shallow (i.e. not a shaft) mine. A Land Stability Report was carried out in 2012, which confirms this based on a walking survey of the land. No plans exist of these with the Coal Board, due to the age of the workings. When the development above was built around 10 years ago, the land was grouted by the developer to stabilise the area. Some further work may be required. The top perimeter of the property benefits from the gabion walls put in place by the developer of the land above.
VIEWINGPlease contact the office to arrange an appointment, as best access is over private land.
