This land is situated on the southern side of the small village of Upton Cross and the village of Rilla Mill is within easy driving distance to the north east. Upton Cross offers all facilities one would expect with a village of this size including a local shop, primary education and church. The town of Callington which is within easy driving distance offers all facilities associated with a town of this size including shops and supermarkets, doctors, veterinary surgery plus primary and secondary education. The market town of Liskeard which is about 5 miles to the south is regarded as the administrative centre for South East Cornwall and offers all facilities which one would associate with a thriving market town of this size. The city of Plymouth which is the principal retail centre to the west of Exeter is approximately 22 miles distant via the Tamar Bridge.

Recent and ongoing road improvements have made this part of Cornwall very accessible with the A38 dual carriageway which links the town of Liskeard to the cities of Plymouth and Exeter. Both the A30 and the A38 link to the M5 motorway. Brittany Ferries which are based in Plymouth have a regular ferry service to France and Spain and there is a local airport at Newquay and the international airport at Exeter. 

Sporting facilities within the area are numerous. There are leisure centres at Liskeard and Launceston offering gymnasium, badminton, tennis, squash and indoor swimming pools. At Liskeard there is an indoor bowling facility. There are several golf courses within the area including the internationally renowned course at St. Mellion with its two 18 hole courses, Whitsand Bay and Bindown at Looe, along with other courses in the county and picturesque link courses along the North Cornish coast. Riding enthusiasts are well catered for with the East Cornwall Riding Club (Hunt) offering endurance and other disciplines. In addition there is boat and sea fishing with other water sports available along the south and north Cornish coastline. Salmon and Trout fishing are available on Colliford and Siblyback lakes which are fairly close by. Siblyback also boasts a popular water sport facility.

DESCRIPTION
The extent of this property may be identified from an extract of the Rural Land Register (RLR) map and is offered for sale in one lot. All the land is in pasture amounting in total to approximately 23.47 acres (9.50 hectares) being principally level with the exception of some woodland and rougher grazing which falls away on the southern boundary where there is a natural water supply.   

The land is accessed by way of a gateway off the road adjoining the Liskeard / Upton Cross road. A hard-core lane gives access to a covered yard built of concrete block with Yorkshire boarding having a central feed area 33.33 metres x 17.21 metres (approximately).

Close to the northern hedge of OS 3991 is an old dilapidated wooden CGI shed.   

The land is principally level with the exception of part which falls away to the Southern boundary including woodland and some rougher ground.

PLANNING
Planning consent was granted on 6th December 1996 relative to an application for approval of reserve matters by Mr. B. Wooster who is a local architect. Planning consent was granted for an erection of an agricultural dwelling and alteration of existing vehicular / pedestrian access (reserve matters following decision 93/0969/0R dated 13th October 1993 on land situated at grid reference: 2819 7197. The proposed location of this dwelling is to the north western side of now OS 1999. Prospective purchasers must note when viewing that excavations have been dug out. The planning consent relates to a new dwelling for which on the ground floor there will be a porch, lounge and kitchen / diner and on the first floor three bedrooms with bathroom. Adjoining the property is a garage. A certificate of Lawfulness for the existing use and development was granted by Cornwall Council. A copy of this Certificate of Lawfulness for existing use and development and other plans may be inspected from the Liskeard selling agents office during normal working hours.

SERVICES
There is a natural water supply along the southern boundary. There is a mains water supply along the western boundary and prospective purchasers may wish to make their own enquiries to South West Water. A copy of the drainage and water search maybe inspected at the agents Liskeard office.
