TENURE
We understand that the property is Leasehold. A new 999 year lease will be made available to the purchaser.

CONDITIONS
The lease terms to include -•Term - lease is for a term of 999 years.•Rent - peppercorn. •Use - Public access is to be maintained on this site, and the use is to be as amenity woodland only. There will be a prohibition against any form of building on the site. No trade or business to be carried out.•Management - To manage the site in accordance with the principles of good woodland management as a predominantly broadleaf woodland. •Shooting, sporting and hunting rights are reserved to the Trust but without the right to exercise them. •Mineral rights are excluded from the lease•Costs - each party to be responsible for own costs.•Fencing - Purchaser to keep stock proof the western boundary.•Grants - There is a small annual Forestry Commission management grant of £43.80 expiring in July 2016, which they purchaser will be expected to take on with the wood.•The site to continue to be known as 'Howard's Wood'.
