Development opportunity
historic farm yard barn for conversion

Former farm buildings with planning consent for conversion to residential use situated adjacent to Lawn Farm, Newsam Green, Leeds. Benefitting from a relatively rural location which is recovering from earlier mining activities and with restoration of former disposal sites locally, the position is conceived now significantly improving with a pleasant and tranquil rural aspect seen in a historic context.

The full planning consent provides for the division of the vernacular brick outbuilding to create two semi-detached dwellings (approx. 1, 272 sq ft each) and a third potential 1, 230sq ft single storey dwelling to be retained by the seller or potentially available along with the entire property.

Price: For sale by private treaty - Offers in the region of £320, 000 for the barn.

Situation

The farm yard is particularly conveniently located to the south side of Pontefract Lane about a mile west of its junction with Bullerthorpe Lane which arises at its northerly end close to Sainsbury’s supermarket alongside junction 46 of the M1/A1 link and so while in open country the property is close enough to rapid transport links and commercial centres and the city amenities. From the south Bullerthorpe Lane starts from the A162 Wakefield Road between Swillington & Oulton with village amenities conveniently available in both and the added attraction of a rail station at Woodlesford.

Pontefract Lane skirts and forms the boundary to the property on its north side but is here locally closed to through traffic and traffic light controlled. Permitted access is available west to Junction 45 on the M1, very conveniently, about a mile west and extending into Leeds centre as the A63.

To the south of the site are open grass fields and to the west currently the Biffa disposal site which has a finite active life of about 18 months prior to complete restoration.

The character of the area is reinforced by the Listing of the adjoining Lawn Farm.
