Property description

Little Tregonna is a delightful and very spacious 6 bedroom detached family home located in a secluded private setting in the popular rural hamlet of Little Petherick.

The accommodation throughout has been finished to an exemplorary standard with no lack of expense spared on the overall finish. A comprehensive refurbishment project was carried out on Little Tregonna approximately 7 years ago by the current vendor and today represents a fine example of contemporary modern luxury.

The kitchen in particular is located in the centre of the house and has been comprehensively fitted with all the modern luxuries one would expect from a home of this size. From the kitchen access is gained to all principle ground floor rooms.

From one of the bedrooms at first floor level a door opens to the flat roof extension which has been constructed to allow persons to stand on top of it. There is potential here to enclose this space by glass ballistrading and to make a very useable space. From this area the most delightful countryside views across the valley are enjoyed. This bedroom in particular is a fantastic size and allows the potential to turn into a first floor sitting room or alternatively to be used as it currently is as part bedroom part sitting room. Should any potential purchaser be seeking a property which offers such versatile accommodation then Little Tregonna certainly fits that criteria.

The gardens are mainly to the rear of the property and are of a good size. The main area has been laid to lawn and bordered by mature plants, shrubs and trees as well as being enclosed by timber fencing. Beyond the garden is open farmland which provides a delightful outlook. To the front of the property there is ample driveway parking, a detached double garage with electric up and over door as well as an outside studio/storage area which is built under the old bridge which connected with the other side of the road (now not in existence)

In recent years Little Tregonna has been successfully run as a Bed & Breakfast using 2 of the ground floor en suite bedrooms whilst serving breakfast in the delightful conservatory which enjoys delightful rural views. Proof of this success is that Little Tregonna has been rated as a "4 Star Gold" standard property by Visit Britain. Further information is available on Little Tregonna's Bed & Breakfast website - www.littletregonna.co.uk

In all this spacious family home must be viewed internally to not only appreciate the size and space on offer throughout this large property but also the surrounding outlook and views that are on offer from various parts of this property and therefore we suggest an early internal viewing to avoid disappointment.

Location The property is located in the rural hamlet of Little Petherick accessed via a private driveway which serves just 2 other properties. This part of North Cornwall is amongst the most desirable and sought-after in the county, not least because of the great natural beauty of the countryside and coastline. The opportunities of outdoor pursuits in the area seem endless with a fine golf course at Trevose, sailing on the Camel, wind-surfing or water skiing in the estuary and surfing and swimming from the various sandy beaches, coves and bays; the area is known as having "seven bays for seven days".

. The area also has excellent areas for walking including the Camel Trail which runs along the route of the old railway line between Bodmin and Padstow, and the Saints Way which crosses mid-Cornwall coast to coast from Padstow to Fowey and passing through valleys, woodlands, pastures, moors and villages. It was once used by pilgrims en route from Ireland and Wales to mainland Europe, avoiding the long and dangerous sea passage around Lands End.

. Padstow is around 2 miles away by car (or less by footpath) and has a bustling harbour and an excellent range of shops, pubs, restaurants etc. A larger range of facilities will be found in the old town of Wadebridge. Newquay Airport is around seven miles away and offers scheduled flights to several airports in the UK and Europe.
