The overall land area is approximately 2.04 acres (0.83 hectares) and takes its access from Hospital Road an adopted highway.



Moreton Hospital closed in 2012 to be replaced by the new Hospital and Health Centre to the south of the town. There are a number of buildings on site including the former main hospital building which has a protected status and a detached cottage style property that may also need to be retained. All other buildings on site are of a modern relatively poor standard. 

LOCATION Moreton-In-Marsh is a very popular town in the north Cotswolds with an excellent range of retail, commercial, education and leisure facilities. It is also a considerable tourist draw attracting thousands of visitors every year.



It is sited upon the junction of roads leading to the north to Warwick and the M40 and to the south Cirencester, as well as the A44 leading to Oxford in the east and Evesham and the M5 to the west. It also has a mainline railway station with a direct link to Oxford and onto London, Paddington, as well as to Worcester and Birmingham New Street.



The site is located about a ¼ of a mile from the town centre in an area of residential properties and adjoining open farmland to its north and west. 

TOWN & COUNTRY PLANNING Cotswold District Council have included this site within their recent policy review, as being suitable for residential development. They have suggested that it could be suitable for 23 dwellings, although this is indicative only and in our view the site is suitable for a variety of future schemes to include retirement, open market or affordable housing or alternatively as a care home facility. All such

uses will of course require planning permission and interested parties should address specific enquiries to the Planning Authority.



Planning Consultants engaged by NHS Property Services have produced a plan showing how it could potentially be developed for a total of 28 units and this plan is within the information pack available from the Agent's Offices.
