LOCAL INFORMATION
Brook House sits next to the village church of St Peter and St Paul in the prosperous village of Medmenham, about 5 miles from both Henley and Marlow. The village is famous as being home to the notorious Hell Fire Club based in Medmenham Abbey in the 18th Century. At the end of Ferry Lane there is a public slipway to the River Thames and lovely walks along the towpath and water meadows. Everyday facilities can be found at both Henley and Marlow and both have an excellent range of leisure and shopping including a Waitrose, cafés, restaurants and specialist shops. Henley and Marlow stations have services to London, Paddington (from 45 and 52 mins respectively) with Crossrail allowing direct access to the City, Canary Wharf, the West End and Heathrow from 2019. The M40 is 11 miles away connecting to the M4, and Heathrow Airport is just 22 miles distant. The area is well served for schools, with Buckinghamshire state schools being particularly sought-after.
ACCOMMODATION
Steps lead down to the porch and panelled front door and into the entrance hall. There is a formal sitting room to the front with an open fire and bay window and a separate dining room with a lovely fireplace featuring decorative tiles and a wooden surround. The double-aspect kitchen/breakfast room is fitted with solid pine cabinets, butler’s sink, dishwasher and granite worktops, and there is a utility boot room with a door leading to the garden. There is a downstairs cloakroom. The family room to the rear of the property has polished floorboards and an open fire and there is an attractive garden room fitted with bookshelves and with lovely elevated views over the garden; there is a door to the decked terrace.
FIRST FLOOR
Up the turned period staircase with painted decorative bannisters, is a half landing with a pretty etched glass window. On the first floor there are four bedrooms, all of good size with high ceilings and large windows. The main bedroom has an en-suite shower and hand basin and there is a large family bathroom with Victorian-style fittings and Lincrusta panelling.
PLANNING
Planning permission has been granted for a two storey extension to the rear of the property to comprise a larger kitchen/breakfast room, study, conservatory and master bedroom with en-suite bathroom (14/07699/FUL).
OUTSIDE SPACE
From the enclosed and railed front garden, paths lead either side of the property to the back garden. Accessed from the utility room and garden room is a decked terrace with steps leading down to the lawn. To the Northern boundary is a useful brick and timber outbuilding and an old glasshouse and cold frames which are in need of some refurbishment. A small brook from where the house gets its name runs along the Southern boundary and into a channel marking the start of the more natural part of the garden. There is a former vegetable garden and a path leads to a timber summerhouse. The whole amounts to about three quarters of an acre.
