Property description

PROPERTY SUMMARY Set back from a wide elm and sycamore tree-lined road in a highly sought after conservation area of Hove, a classic monochrome tiled path leads down to the yellow brick façade of this immensely elegant property.Throughout this four storey home modern design features blend effortlessly with a wealth of beautiful period features to create a breath-taking four storey home where every aspect has been finished to an incredibly high standard. No onward chain.Situated on a quiet road full of similar period properties, a graceful Farrow & Ball and Fired Earth colour scheme, contemporary column radiators and original fireplaces create a consistent and sympathetic design theme.

RAISED GROUND FLOOR Bespoke raw wood Dinesen floors stretch out throughout the spacious rooms of the ground floor blending effortlessly with the heritage palette and beautiful period details. Natural light from full height windows tumbles into a distinguished main reception room where handmade Fromental silk wallpaper adds a subtle splash of colour and an intricate ceiling rose and detailed architraves emphasise the height of the room. An imposing period fireplace instantly reminds you of the charm and character of this expansive property while a glazed door opens onto a wide west-facing balcony.

A tall sash window looks out onto the large landscaped garden below creating a calm and peaceful backdrop to the adjacent home office room. Deep crimson walls highlight the period architraves which continue in a large double bedroom. Currently configured as a study and offering plenty of potential as a formal dining room, a wide sash bay and side window allow ample light to flow into the room while sympathetically styled cabinets reside in the wide chimney breast alcoves.

An impressively large WC/cloakroom with a Lefroy Brooks suite and feature patterned walls completes the ground floor.

GARDEN LEVEL FLOOR The pale tones of the Dinesen wood floor continue in the dual aspect open plan garden level. Wonderfully light and inviting, the versatile and sociable living space offers a perfect example of contemporary family living in a period property. A concealed projector screen provides the opportunity for plenty of 21st century entertainment while the large open plan space offers an abundance of room for seating. Sitting opposite a wide sash bay wide, French doors open directly onto a stone paved patio perfectly extending the dining area with a traditional log burner adding a warm and inviting feel. The crisp white walls flow into a well-appointed kitchen area where bespoke polished concrete countertops and hand painted heritage blue cabinets accommodate integrated Gaggenau appliances and an under-mounted Franke sink. A discreet utility room offers ample room for laundry appliances.

FIRST FLOOR A stained glass window over the curved staircase lends a dash of colour and continues the beautiful flow of natural light that this extensive family home enjoys. Immaculately restored original wood floors feature in each of the generously proportioned bedrooms which are found on this floor. A magnificently sized master bedroom looks out onto attractive rear garden from its eye-catching sash window while its tall ceiling is encompassed by yet more intricate architraves. A distinguished period fireplace complete with marble mantelpiece creates an instant focal point while hand carved wardrobes nestle within the chimney breast alcoves. An additional fireplace is found in the bedroom on the half landing while at the front of the property a large double bedroom offers access to a stone balcony from its wide sash window. A black and white floor adds a classic monochrome design to a family bathroom where white ripple metro tiles line the walls of a walk in shower while a C.P. Hart basin and freestanding roll-top bath add a luxurious finishing touch. The adjacent bathroom benefits from underfloor heating and effortlessly blends the past with the present. A contemporary 'wet room' style shower features a large period style Lefroy Brooks rose head in a sandstone tile setting and a decadent square stone basin offers a contemporary twist.

SECOND FLOOR The original wood floors continue on the top floor where a well-proportioned guest suite enjoys an impressive amount of height and views across the roof tops of Hove. Wood cabinets offer plenty of storage without encroaching on the floor space and rich red mosaic tiles balance with crisp white fittings in the en suite WC.

OUTSIDE Geometric Victorian patterned tiles create a refined introduction to this expansive late 1880's four storey home. Bordered by a classic collection of fuchsias and lavender the monochrome path gives an instant hint of what lies behind the yellow brick façade and a tall hedge provides plenty of privacy.

The French doors of the main reception room open onto a wide balcony which offers a peaceful vantage point to admire the rear garden from beneath its lead canopy. A west-facing stone paved patio reaches across the full width of this home offering ample space for outdoor entertaining and relaxing on warm summer evenings. Raised stone beds feature an array of mature plants and shrubs and a fitted timber bench adds to the sense of style. An attractive brick path encircles a large well-kept lawn and leads down past a bespoke curved shed to a second patio, while a tall banana palm, established lilies and roses provide plenty of interest and colour throughout the different seasons in this wonderfully private and peaceful classic English garden.

WHAT THE OWNER SAYS "When we first saw this house we loved the fact that it offered so much potential as a family home within such an elegant building. It's lovely to have a large garden and still be in a very central location. We're near to Hove Station and in close proximity to everything we need. You can walk to everything from here. Our favourite room is the main reception with its balcony. It's so nice to sit in there with the doors open and look out at the garden and feel the summer breeze. It's such a romantic room. We'll really miss the other families on the street. There's lots of young children and you get the feeling that you're welcome to knock on anyone's door. There's a really strong sense of community and it's a very sociable street to live on."
