Property description

To really appreciate the secrets of this delightful double-fronted Victorian family home in Wincheap, you have to cross the threshold. Set back from the road, it appears as a classical Victorian property. This impression continues as you pass through the hall and see the cosy sitting room with its fireplace and other period features. However, when you arrive at the vast ultra-modern kitchen/reception room you are transported into a different world.

Here you are greeted by the ultimate in modern glass and steel structures, providing plenty of natural light and numerous French doors leading to the garden. The outdoor space is a real oasis in Canterbury and is divided into three areas. There is an attractive decked terrace for al fresco dining, a raised herb garden and a hidden hardstanding area for two vehicles.

This is accessed via the road at the rear of the property, which also provides additional parking facilities. The modern extension is the real ‘hub of the household’ and is probably where you will spend much of your time. The trendy kitchen with its range cooker and built in SMEG fridge/freezer is discreetly positioned so you can chat to friends and family in the sitting/dining area while preparing a meal, but your pots and pans are not in full view.

The adjacent formal dining room is ideal for larger parties, while the useful study provides a little hideaway when you are working. There is plenty of room for a growing family with four double bedrooms and a family bathroom on the first floor and another double bedroom and bathroom on the top floor. With the master also having an en suite shower room and a wet room on the ground floor, there is never going to be a queue for the bathroom.

What the Owner says:

We have lived here for 20 years and it is where many of our children grew up but they all now live in other parts of the world. So we thought it was time for us to have a change. Over the years we have loved refurbishing the property and thoroughly enjoyed designing the extension and garden we built in 2000. The kitchen/sitting room is where we spend much of our time but we also use the dining room when friends and family come to visit. We have hosted lunch parties for 18 people and even held our own wedding party here. There is also the opportunity of buying this property, with a view to generating an income. Planning permission for use as a bed and breakfast is currently in place or you might even consider letting rooms to students. Alternatively, the top-floor bedroom and bathroom would be ideal for an older child wanting his or her own space. We love all the shops, restaurants and other facilities available in the historic city of Canterbury and Wincheap has a delightful selection of individual shops for day-to-day requirements. We can be in London in under an hour by train, access to the A2 is nearby and we have a wide range of excellent state and private schools as well as two universities.”
