Property description

Surrounded by the rolling hills of the North Downs and the stunning Valley Area of Outstanding Natural Beauty, this property in North Elham offers everything you could wish for in a modern country residence. Set within large gardens, paddock and woodland, this beautiful 1970s family home is a delight from the moment you drive through the entrance gates, sweep round to the arched and covered porch supporting the balcony above and leading to the front door. Once across the threshold, you begin to appreciate the unusual features that give this property its wonderful charm and character. From the internal brick walls and spiral staircase in the welcoming reception hall to the magnificent arched brick fireplace in the lounge as well as the Kentish ragstone wall and raised fireplace in the formal dining room, you will find a real ‘wow’ factor wherever you look.

With a large, light and bright dining room offering access to the covered porch and an even bigger lounge with large patio doors to the garden, you will be able to enjoy entertaining friends and family and host parties and dinners. The new kitchen/breakfast/family room is the real heart of the house and probably where the family will spend much of their time. It was created about two years ago and includes a central island, a double oven and ceramic induction hob, washing machine and a dishwasher. You will also find a study and a garden room on this floor, together with a double garage and a vast driveway providing parking for numerous cars and other vehicles.

Upstairs, there is a very smart family bathroom and four double bedrooms with wonderful views across countryside as well as the magnificent master suite. This includes a vast dressing room that could also be used as a nursery, a gorgeous bathroom with both a bath and a double shower and the balcony where you can absorb the views while enjoying breakfast or a nightcap. Outside, the outbuilding could be used for a number of purposes while equine enthusiasts could have their horses in the paddock. Youngsters will be delighted to set up camp in the wood while the friends and family can enjoy a barbecue on the terrace.

What the Owner says:

This archetypal English village and its village square, with the King’s Arms pub on one side and church on the other, is very friendly and sociable. If you want a choice to eat and drink there is also the Rose and Crown on the high street as well as the historic Abbot’s Fireside Hotel and restaurant, built in 1451 and renowned for its colourful visitors over the years. These purportedly included Wellington, who made it his headquarters during the Napoleonic Wars and Charles II when he hid in the fireplace while being chased by Roundheads. The village includes a cricket team, tennis courts, a very active village hall and a good primary school. There are plenty of delightful walks, cycle rides and a regular bus service to Canterbury and Folkestone.
Although we are out in the country we are not too far from Canterbury, Ashford or Folkestone. We can get to Sandling station in about 12 minutes and it is not much further to the Channel Tunnel.
