Property description

Trecarne was designed by the eminent Launceston Architect Otho Peter and built for his family at the turn of the 19th / 20th century. The property has a unique character and setting which creates an elegant “grand cottage” with a hint of colonial style and a setting with ‘an away from it all’          atmosphere.

A number of the principal buildings of the town were designed by Otho Peter including prominent commercial and institutional buildings.

The property remained in the Peter family until 1991 when it was sold for the first time. This is only the second time the property has been offered for sale.

The property has attractive elevations featuring brickwork and stonework, vertically hung tiling and render. There is a veranda on the south and west elevations.

The property has a Bio-mass Pellet Fed Red Compact 24  Hopper Fed Boiler which heats radiators throughout the property and domestic hot water. This attracts an RHI payment of £1155.25 per quarter, for seven years from 2014. Additionally there is a 3.8 kwp photovoltaic panel installation attracting 45p per unit and roof solar panels providing supplementary water heating. The property has a solid fuel Rayburn situated in the kitchen, and wood burning stoves in the Dining room and Breakfast room.

The property is double or secondary glazed throughout. There are fitted floor coverings and these as found are included.

Trecarne is accessed off the favoured residential street of  Dunheved Road, within a 1/3 of a mile of the social , commercial and shopping facilities of the Launceston town centre. At the other end of the cherry tree lined  residential road is the towns secondary school together with principal Park including leisure centre with swimming pool, squash court and training facilities.

Launceston sits astride the A30 dual carriageway spine road for Cornwall and Devon. To the east is the city of Exeter (42miles) providing inter-city rail link, M5 motorway link and expanding international airport.

In all directions from Launceston there is scenery of outstanding natural beauty. To the north, the rugged coastline is famed for popular family surfing beaches and picturesque former fishing villages. To the west are the open expanses of Bodmin Moor ideal for walking and riding. To the east is Dartmoor National Park and the hidden secrets of the Tamar  Valley steeped in 18th Century mining history to the south.
