Property description

For anyone wanting a beautiful modern family home combined with excellent equestrian facilities, this property should be top of the list. Driving down a peaceful cul-de-sac in the midst of the Thanet countryside, not far from the seaside at Birchington, you suddenly come upon this amazing property and, once through the electronic front gate on to the sweeping driveway, you can begin to appreciate everything on offer. Whether it is the five paddocks and floodlit sand menage surrounded by even more fields, the large brick stable block and hay barn or the impressive modern detached house nestling in the centre of a large garden, you will be delighted with everything you see. The L-shaped light and airy entrance hall/dining/family area with double doors to the terrace, offers a delightful introduction to the special features of the fascinating house. There are two huge en suite bedrooms on the ground floor that are extremely useful if you have family members or friends who find the stairs difficult, while upstairs at each end of the enormous galleried landing are two additional equally sizeable en suite bedrooms with both baths and showers as well as seating areas. For elder children looking for their private space, friends and visitors or even equestrian orientated paying guests, this superb area could be ideal. Additional accommodation on the ground floor includes a delightful modern kitchen/breakfast room with a double oven, hob, fridge and freezer, dishwasher and an adjacent utility room. There is also a charming and relaxing sitting, opening into the dining/family area. This provides a wonderful overall space for entertaining while you can enjoy the view over the front garden when working in the well-appointed study. Alternatively, you can sit in the attractive conservatory looking across the large lawn to the horses in the paddocks and manege beyond.

What the Owner says:

When we first bought the property it had the land and some of the equestrian facilities but the house was just a small cottage – but we always realized the potential because of the wonderful position and the amount of flat land available. In 2009, we decided to rebuild the house to become a wonderful and spacious four-bedroom modern family home. It has been such a labour of love as we have always enjoyed the peace and tranquillity of the area and wanted to create somewhere really special to live. As animal lovers we have always thought it is lovely to be in the country where there are wonderful walks and great places for hacking. However, we feel that as we approach retirement we feel it is time to look for something a little smaller. Loving our dogs and horses as much we do we have endeavoured to ensure that everything has been provided to give them the best of care. Outside, there is everything you need for your four-legged friends. There are dog kennels and runs, six brick stables, three wooden stables, two tack rooms and two feed rooms as well as a stable block toilet and washroom and a large hay barn. The stables all have automatic water feeders and rubber matting while there are automatic water troughs in all the paddocks and reinforced hardstanding for a large horsebox. Whether you have a horse-mad family or you want to train horses, provide livery facilities or offer riding holidays, there is everything here for the equine specialist or family enthusiast.
