Property description

Tucked away at the far end of a private road, with views across to France and backing onto a vineyard, is the unique and charming this property. Originally constructed out of Kent Ragstone from the adjacent Manor House on the outskirts of Hawkinge, it was built as a cow byre in 1715 but is not a listed building. The quiet and peaceful location attracted the owners who bought the ‘cowshed’ in 2002. Since then, they have created the most attractive and unusual home incorporating some intriguing original character features along with some 21st-century design concepts. Even the path up to the house and a garden seat has been made from the original flooring!

The house has a unique continental style, featuring full-length shutters and windows, and glass and wood double-doors that open into a stunning contemporary open-plan interior. The large central part of the building incorporates the living space with its vaulted ceiling, Ragstone walls, tiled floor, wood-burning stove and beautiful kitchen including a top-quality range cooker and induction hob – a delight for anyone who loves cooking. This is open to the triple-glazed hardwood conservatory overlooking the lovely terraced garden and patio. It has underfloor heating so you can use it all year round, however, there are elegant wood and glass sliding doors so you can always close it off if you want to.

The ground-floor double bedroom and Jack and Jill wet room would be ideal for an elderly relative but, going up the modern staircase to the glass walled master bedroom and en suite bathroom, is an unexpected treat with even better views across to the Continent. At the other end of the house is a spiral staircase to a galleried style office overlooking the main living area – ideal if you want to work from home but still feel part of the family. Alternatively, this could be made into another bedroom or a ‘den’ for the children.

What the Owner says:

We have also enjoyed landscaping an attractive but easy-to-maintain garden and terrace where we spend much of our time in the summer as we can follow the sun all day. However, we are spending more time abroad now and feel it is time to hand our home on to someone else who will enjoy it as much as we have – whether that is as a permanent home or a wonderfully peaceful weekend and holiday retreat. Although we are out in the countryside we are not far from Hawkinge with its schools, doctor’s surgery, garage and a variety of shops including a newsagent, post office, supermarket and a chemist. If you enjoy equestrian activities there is a riding centre nearby and a shop supplying everything for the horse and rider as well as plenty of places where you can go for a bracing walk. There are three pubs in the village and nearby is the historic Cat and Custard Pot in Paddlesworth with its array of RAF memorabilia.
We are only minutes from the Channel Tunnel and can be in Le Touquet for lunch in less time than it takes to get to Brighton! At the same time we can be in London in under an hour from Folkestone Central station.
