FEES: An application to rent this property should be accompanied by a holding deposit of £200 which will secure the property, subject to contract and subject to the provisional approval of the landlord, while appropriate references are obtained. If the tenancy goes ahead, the holding deposit will become part of the dilapidations deposit; however, should the tenancy not go ahead due to adverse references or due to the prospective tenant(s) changing their mind, the holding deposit may be forfeited in order to cover our costs, those of the landlord, and to reimburse us for the inconvenience and expense of having to re-market the property. If the tenancy is to go ahead, a tenancy fee of 30% of one month’s rent plus VAT at the rate applicable will become payable, along with the first month’s rent (or occasionally more, by agreement) and the full dilapidations deposit. Payment can be made by cash or cheque (payable to Haigh & Sons), but please bear in mind that the total of these amounts must be cleared prior to the commencement date of the tenancy.
